For people who have difficulty with stairs, or have families who have babies crawling the split levels can prove difficult.
  • One-and-a-half-story homes: These 1.5-story homes, often known as bungalows, were built during the 1930s or before. The majority of them have a complete set of stairs leading up into a lower second floor, which is usually comprised of two or more bedrooms. Common areas and more bedrooms are typically situated on the ground level.
  • Two stories: The classic two-story house will have layouts that are identical to the area across the floors. In general, common spaces can be found on the first floor. Bedrooms roughly reflect the layout of rooms in the 2nd floor. The newer two-story homes, bedrooms are typically placed on the upper level. Families with children and infants may need security gates. “You’re worried about your child falling down the stairs and breaking a leg, which happens,” a licensed associate broker of the real estate company Compass located in New Jersey. Still, it is a good idea to consider two-story homes, 
  • Over two stories: Homes with two or more stories typically have a smaller area and may be classified as a historical row house or townhouse. They are built with short, narrow floors. They also include a substantial area of land with three or more floors. Townhouses and row houses typically feature centrally located locations within the city and are close to eateries and stores, and restaurants, adding convenience. You must, however, be prepared and be able to walk up and down the stairs frequently, such as in the case of “you’re on the fourth floor, and you forget something in the kitchen on the first floor,”.

The number of floors can be a significant design decision for a home and so is the general design of the house. Below are some designs to think about:

  • Rectangle: Numerous townhouses, ranches, bungalows, and classic two-story houses are built as rectangles or squares. New developments in housing today mean that most homes are built around a rectangular shape, but with more cuts, spare rooms, or wings added to the footprint to meet buyers’ demands.
  • L-shaped house: An L-shape is commonly seen on ranch-style homes, those that have a second story, and newly constructed homes. Garages attached to the home typically make part of the smaller portion that forms the L. This is a benefit because it allows for the possibility of having an attached garage and an extra driveway. The footprint can also benefit solve the issue of having an area that’s not wide suitable to allow the garage to sit within the same space as other parts of the house, Cooney says.

U-shaped house: U-shaped homes often appear like the typical rectangular structure in front. However, when you walk into the backyard, the side of the house provides a more private space that opens up to the remainder of the home.
